The exposed concrete soffits beneath car-park decks, podiums and undercrofts are a persistent cold-bridging problem. The slab conducts heat straight out of the heated space above, surface temperatures on the underside swing with the weather, and condensation forms on the cold concrete — sometimes dripping onto vehicles or walkways below. Board insulation struggles against the irregular soffit, downstand beams and exposed reinforcement zones.
Enverge closed-cell spray foam is applied directly to the underside of the concrete slab, expanding around downstands, service penetrations and uneven surfaces before curing rigid. It self-bonds to the concrete as it sets, with no fixings drilled into the deck, forming an unbroken insulating layer that follows every contour. Its low permeability keeps the cold soffit dry, breaking the cold bridge between the deck and the occupied space above.
The outcome is a podium or car-park underside that no longer bleeds heat or drips condensation, with stable surface temperatures and a protected slab. In public and semi-public settings a protective or fire-rated coating can be applied over the foam, giving a durable, compliant finish to an otherwise problematic exposed soffit.
