Overview

Why spray foam for concrete soffits

The exposed concrete soffits beneath car-park decks, podiums and undercrofts are a persistent cold-bridging problem. The slab conducts heat straight out of the heated space above, surface temperatures on the underside swing with the weather, and condensation forms on the cold concrete — sometimes dripping onto vehicles or walkways below. Board insulation struggles against the irregular soffit, downstand beams and exposed reinforcement zones.

Enverge closed-cell spray foam is applied directly to the underside of the concrete slab, expanding around downstands, service penetrations and uneven surfaces before curing rigid. It self-bonds to the concrete as it sets, with no fixings drilled into the deck, forming an unbroken insulating layer that follows every contour. Its low permeability keeps the cold soffit dry, breaking the cold bridge between the deck and the occupied space above.

The outcome is a podium or car-park underside that no longer bleeds heat or drips condensation, with stable surface temperatures and a protected slab. In public and semi-public settings a protective or fire-rated coating can be applied over the foam, giving a durable, compliant finish to an otherwise problematic exposed soffit.

Seamless, profile-following coverage

Enverge closed-cell spray foam bonds directly to concrete and follows the most complex soffit profiles, giving a continuous insulated layer no board system can match.

Sprayed to the slab underside, Enverge closed-cell foam expands around downstands and penetrations, then cures rigid and self-bonded to the concrete. Its low-permeability matrix insulates the deck and raises soffit surface temperature, breaking the cold bridge and stopping condensation. Where exposed in car parks or public areas, a protective or fire-rated coating is applied over the cured foam.

Specification & compliance for concrete soffits

Sprayed directly to the underside of concrete slabs, car-park decks and metal soffits, closed-cell foam forms one continuous insulated layer with no joints, fixings or cold bridges — the failure points board systems can't avoid on soffits. The foam's low exothermic reaction and strong adhesion make it suitable for overhead application to concrete, Metsec decks and steel framing alike.

Depths of 25–100 mm are specified to hit the required U-value, and where the soffit needs a fire-rated finish the system is completed with DC315 intumescent coating for Euroclass B-s2,d0. The result: warm floors above, no condensation staining below, and a 25-year manufacturer-backed warranty.

Why do concrete car-park soffits suffer from condensation?

The slab is a cold bridge: it conducts heat out of the heated space above and its underside sits at outdoor temperature. Warm, humid air condenses on the cold concrete and drips onto cars and walkways. Insulating the soffit raises its surface temperature and stops this.

Can you spray foam onto a car-park or podium underside without drilling the slab?

Yes. Enverge closed-cell foam self-bonds to the concrete as it cures, so no fixings are drilled into the deck or its reinforcement. It follows the contours of downstand beams and penetrations, giving a continuous insulating layer across the whole exposed soffit.

Is sprayed insulation safe to use on a publicly accessible soffit for fire?

Spray foam can be overcoated with a fire-rated protective coating where the soffit is exposed in car parks or public areas. The fire performance is delivered by the specified, tested coating system, which we apply over the cured foam to meet the project's requirements.

Will it protect the concrete and reinforcement from deterioration?

Sealing the underside with low-permeability foam shields the slab from moisture ingress and freeze-thaw cycling that can degrade concrete and corrode reinforcement over time. The continuous bonded layer keeps the cold soffit dry and stabilises its temperature.

Can it be applied to an operational car park or occupied podium?

Yes. Work is phased bay by bay or zone by zone, with overspray containment and traffic management, so the car park or podium can stay partly in use. We coordinate access, ventilation and protection of vehicles and surfaces below throughout.

What depth is applied to a soffit?

Typically 25–100 mm depending on the target U-value and the structure — confirmed at the free survey and specified in writing before work starts.

Is overhead spray application safe for concrete?
